Some of your duties will include:

• Responsible to manage day to day of planning, controlling and monitoring of all projects development and construction under IFMS Project Department
• Create a strategy and action master plan of all project’s development, construction and progress are captured, monitored, controlled, and ensure its being followed up on a regular basis in most effective and efficient way
• Controlling and monitoring of actual progress achievement, manpower deployment, cost spending against approved plan and as per contracted scopes in regular basis
• Provide comprehensive review and challenge-back calculation on all submission related to time schedule, manpower, equipment, procurement planning submission by contractors / sub-contractors / vendors / suppliers
• Provide a strategic action plan that sets milestone target in accordance with duration of time, construction method and work sequences in general project schedule
• Provide forecasting plan of any potential project slips in time duration, progress achievement, cost & budget, and prepare a delay analysis and recovery plan to overcome the risk
• Prepare cost estimation (owner estimate) of all planned projects refer to drawings, material specifications and scope of works. Controlling cost against overall budget planned in periodical basis as in the BP / AFE (monthly, quarterly, semesterly, yearly). Monitoring actual spending budget against planning of each and all projects against allocation in detail specs, variances, deviations
• Checking and ensuring all progress claims and invoices are accordance to actual progress at site, completed with proper documented evidence, submitted as per contracted scope, all in timely manner
• Identify, check, review, and ensure potential VO/CO to be included in the monitoring cost & budget, and are submitted with complete justification, calculation, and impact to overall project plan
• Prepare management report in weekly basis

Some of your duties will include:

·        Responsible for overseeing the IFMS (Infrastructure, Facilities, Maintenance and Services) technical support team and ensuring the delivery of high-quality maintenance support services. This role involves managing maintenance support operations, troubleshooting technical issues, and collaborating with other departments to improve processes.

·        Provide technical knowledge to maintenance teams in compliance with government and OEM standards.

·        Provide new methods or processes to improve current business maintenance practices.

·        Undertake maintenance planning, scheduling, and inventory material tracking.

·        Manage and monitor storage of purchased items.

·        Allocate planning of infrastructure maintenance and all necessary resources required to accomplish for Infrastructure maintenance activities.

·        Lead, mentor, and develop the technical support team to deliver exceptional service.

·        Oversee and manage the resolution of technical support requests.

·        Collaborate with cross-functional teams to define project requirements, deliverables, and timelines.

·        Manage project risks and implement mitigation strategies.

·        Serve as the primary escalation point for complex technical issues and provide advanced troubleshooting support.

·        Stay current with emerging technologies and industry trends to ensure the team is equipped with up-to-date knowledge.

·        Develop and document technical standards, processes, and procedures.

·        Develop and maintain support schedules to ensure adequate coverage.

·        Plan and coordinate support activities in alignment with company goals. Implement and monitor adherence to support policies and procedures.

·        Utilize SAP for tracking and managing support activities and resources.

·        Monitor and control costs associated with the technical support function. Prepare and present cost reports and forecasts to senior management: Develop and manage the maintenance budget, ensuring cost-effective purchasing practices; Monitor expenditures against the budget and implement cost-saving measures where possible; Prepare cost reports and forecasts related to procurement activities; Implement asset management processes to monitor the lifecycle and utilization of technical assets; Ensure that purchase orders are accurate and reflect agreed-upon terms and conditions; Monitor order status and ensure timely delivery of goods and services; Prepare cost estimation (owner estimate) of all planned projects in detail items and scope of works; Controlling cost estimation against overall budget planned in periodical basis as in the BP (monthly, quarterly, semesterly, yearly); Monitoring actual spending budget against planning of each and all projects against allocation in detail specs, variances, deviations in weekly to monthly basis.

• Melakukan penghitungan NVP, price list, komisi penjualan.
• Membantu Departemen Sales & Marketing dalam proses AJB dan PPJB.
• Memberikan laporan secara berkala kepada Supervisor dan Manager.

• Melakukan penjualan produk properti dengan melakukan prospecting dan presentasi produk kepada para customer, hingga tercapai target penjualan.
• Membina dan menjaga hubungan baik dengan para customer, sampai dengan tahap purna jual.
• Mengelola semua umpan balik dari para customer, terkait dengan kualitas produk dan kualitas pelayanan yang diberikan.
• Memberikan laporan secara periodik kepada Supervisor dan Manager.

• Memastikan Perencanaan Pelaksanaan untuk layanan proyek di tingkat proyek disetujui oleh tim proyek dan klien dan berjalan dengan baik selama pelaksanaan proyek.
• Mendefinisikan Struktur Perincian Pekerjaan (WBS) & Struktur Perincian Biaya (CBS) untuk proyek tersebut.
• Meninjau perencanaan proyek secara mendetail; termasuk penempatan tenaga kerja & pemerataan sumber daya.
• Mendefinisikan rincian pengendalian biaya, sistem pelaporany, dan analisis biaya.
• Mempersiapkan evaluasi independen terhadap status proyek berdasarkan laporan dan penilaian dari pengalaman pribadi dan tim.
• Bertanggung jawab atas pengembangan dan pemeliharaan jadwal proyek.
• Berinteraksi dengan tim proyek dan manajer tugas untuk menentukan ruang lingkup pekerjaan dalam pengembangan dan pembaruan jadwal mendetail, informasi biaya, dan identifikasi perbedaan dari rencana awal.
• Menganalisis kemajuan dan kinerja jadwal proyek, serta mengidentifikasi area masalah yang berkembang.
• Menyusun jadwal proyek indikatif untuk proposal dukungan proyek.
• Mengenali permasalahan dan memberikan saran serta berunding dengan PM dan tim proyek mengenai hal-hal yang mempengaruhi pelaksanaan proyek.
• Berpartisipasi dalam diskusi manajemen risiko utama mengenai permasalahan proyek.
