PRINCIPAL RESPONSIBILITIES

Essential Functions and Responsibilities

• Support on-site staffs in giving the recommendation and good solution on any building operational problem that has occurred.
• Implement the policy and procedures and give recommendations and good solutions on any operational issues that occurred during on-site visit.
• Oversee day-to-day operations of the facility(s) or campus including janitorial, security & safety, engineering and general maintenance and helps to ensure these are carried out in a manner consistent with C&W policies and ownership directives. This includes assisting with the management of contracts and vendors
• Analyze building conditions and assigned building management resources and prepare reports setting forth progress, adverse trends and appropriate recommendations and conclusions; advise other administrative officials regarding building conditions and utilization as affected by repair/maintenance/enhancement activities.
• Developing and implementing recommendations to position the Property at its highest and best use. Preparing and presenting periodic valuations of the Property, including yield and/or rate of return analysis and five to ten years cash flow projections.
• Prepare and update plans for response to and recovery from emergency and disaster conditions in connection to the assigned project(s); lead and participate in implementation of emergency plans in appropriate situations.
• Update the benchmarking of building management information, such as service charge, rental fee, fitting out charge, overtime charge, etc.
• Ensure that the building safety, security, and healthy environment are functioned appropriately.
• Manage Schedule and coordinate meetings/special events as requested
• Any other ad hoc tasks as assigned by the company

• Working knowledge of Microsoft Office, particularly Excel, Power Point and Word or other application  

• Pendidikan minimal S1 Teknik Sipil/Arsitek/Elektro
• Pengalaman kerja minimal 10 tahun di bidang konstruksi infrastrukstur power/lainnya, dengan 5 tahun di posisi manajerial.
• Memiliki pemahaman yang kuat tentang manajemen proyek, teknik konstruksi, dan keselamatan kerja
• Memimpin dan mengelola seluruh proyek konstruksi dari awal hingga selesai
• Bertanggung jawab atas perencanaan, pelaksanaan, dan pengawasan proyek sesuai dengan standar kualitas, waktu, dan anggaran yang ditetapkan
• Menetapkan persetujuan proyek, memantau dan melakukan koreksi terhadap pelaksanaannya
• Mengelola tim proyek dan berkoordinasi dengan berbagai pihak, termasuk kontraktor, vendor, dan pemangku kepentingan
• Menyusun laporan kemajuan proyek dan memberikan saran serta solusi untuk optimasi proses
• Memastikan kepatuhan terhadap regulasi keselamatan dan lingkungan
• Memiliki pemahaman yang kuat tentang manajemen proyek, teknik konstruksi, dan keselamatan kerja.
• Keterampilan kepemimpinan dan manajemen tim yang baik.
• Kemampuan berkomunikasi yang efektif dan mampu bekerja dalam tekanan.
• Mahir menggunakan Autocad, Sketchup, SAP 2000, ETABS & Ms. Office 
• Mampu membuat RAB, Material Schedule & ERP

1. Plan, coordinate, and manage all construction and maintenance activities related to building projects.
2. Develop and implement project schedule, budget, and resources allocation.
3. Supervise and monitor contractors and construction teams to ensure adherence to project specifications, safety regulations, and quality standards.
4. Oversee the procurement of construction materials and equipment.
5. Conduct regular inspections and site visits to ensure work progress and quality control.
6. Manage and resolve any issues or conflicts that may arise during the construction process.
7. Prepare and present progress reports to management and stakeholders.

• Bachelor's degree in Civil Engineering or related field.
• Minimum 2 years of experience in construction and maintenance, preferably in building projects.
• Strong knowledge of construction principles, practices, and regulations.
• Excellent project management and having knowledge about implementation of Safety, Healthy, Environmental best practice related to workplace
• Good communication and interpersonal skills.
• Ability to work independently and collaboratively in a team.
• Willing to work in Karawaci, Tangerang.
