Tugas dan Tanggung Jawab

• Melakukan perencanaan terkait pelaksanaan proyek, kebutuhan SDM, pekerja lapangan harian, borongan dan subcontractor.
• Melaksanakan proses pengorganisasian dengan seluruh pekerja pelaksana proyek.
• Melakukan monitoring progress dan kualitas pada setiap tahap pelaksanaan proyek.
• Melakukan monitoring biaya pelaksanaan dan memastikan adanya profit biaya dalam pelaksanan proyek
• Berkoodinasi dengan pihak owner project/ manajemen kontruksi (MK), terkait semua hal yang berhubungan dengan pelaksanaan proyek. (material approval, schedule, dan progress pelaksanaan dan serah terima)
• Berkoodinasi dengan pihak building management terkait perijinan kerja, testing, ceklist, dan juga proses serah terima.
• Melakukan penilaian kinerja dan ikut serta bersama management untuk merencanakan jenjang karir seluruh karyawan proyek.
• Melaporkan secara rutin progress pelaksanaan serta progress tagihan kepada Direksi.

We are seeking an experienced Construction Community Management Specialist for building, managing, and nurturing a community of skilled workers within the construction industry. This role is critical in creating a reliable and scalable workforce that supports the company’s growth by increasing the capacity to complete multiple projects on time, without compromising quality. You will lead efforts to recruit, train, and retain skilled labor, while also implementing processes to ensure consistency and quality across all project sites. As the company scales, this role will be pivotal in developing strategies to handle workforce expansion, ensuring that all workers uphold the company’s standards of excellence.

Job Descriptions

• Recruit, onboard, and train a large pool of skilled workers to meet current and future project demands
• Develop and maintain a system to track worker performance, skills, and availability, ensuring the right workers are assigned to the right projects
• Implement and enforce processes to ensure workers consistently deliver high-quality work that meets the company's standards
• Create feedback loops to monitor the quality of work performed on different sites and continuously refine worker training and performance management
• Develop strategies to scale the workforce to meet increasing project volume without sacrificing quality or project timelines
• Collaborate with project managers and operations to forecast workforce needs based on project pipelines and timelines.
• Foster a positive work environment to enhance worker satisfaction and retention, ensuring continuity in project execution
• Create programs for worker development, including career growth opportunities, incentives, and recognition to encourage long-term engagement with the company
• Work closely with the project and production teams to understand the specific requirements of each project and ensure the availability of the necessary skilled labor
• Coordinate with procurement, HR, and project management teams to streamline worker allocation and project delivery.
• Continuously identify and implement ways to optimize workforce efficiency through better training, technology, and management tools

• Bachelor’s degree in civil engineering, construction management, or a related field
• Minimum 3 years of experience managing civil construction projects
• Experience in construction workforce management, labor recruitment, or a related field
• Strong understanding of the construction industry and the skill sets required for various types of projects
• Proven ability to scale a workforce and manage large teams across multiple projects simultaneously
• Experience in developing and enforcing quality control systems within construction teams
• Excellent communication and interpersonal skills, with the ability to build strong relationships within the workforce community
• Strong organizational and leadership skills to manage multiple projects and teams efficiently

• Membuat jadwal pembangunan untuk memastikan proyek pembangunan selesai menurut batasan biaya dan waktu yang telah ditetapkan
• Memastikan kesesuaian kegiatan pembangunan proyek dengan seluruh ketentuan perijinan yang berlaku
• Melakukan kunjungan ke lapangan untuk memeriksa kesesuaian hasil pembangunan untuk mememastikan bahwa sesuai prosedur
• Memberikan masukan / usulan kepada Konsultan / kontraktor untuk mendapatkan hasil yang optimal dari segi sipil / struktur
• Membuat evaluasi atas Surat Penawaran Harga dari Kontraktor/ Supplier (SPH), Mendapatkan evaluasi SPH dari Konsultan, Membuat laporan SPH, Membuat Surat Perjanjian Kerja (SPK) guna mendapatkan persetujuan dari pihak yang berwenang mengesahkan dokumen sesuai dengan Responsibility Authority and Delegation (RAD)
• Memastikan dan Mengkoordinasikan proses mendapatkan penawaran Kontraktor/ Supplier (tender) mulai dari penyiapan dokumen, penyerahan, penjelasan 

• Menguasai bidang QS, administration skill, filing, Management high rise building, material knowledge, drawing understanding
• Memimpin dan mengelola sumber daya Quantity Surveying dalam menyiapkan proses tender sampai penunjukan kontraktor,
• memeriksa perhitungan nilai tagihan, perhitungan nilai VO dan proses administrasi pembayaran tagihan kepada kontraktor dan konsultan dengan merujuk kepada dokumen kontrak (sifat, nilai, batasan kontrak, dan BQ) dan SOP terkait agar supaya pengerjaan proyek sesuai atau tidak melampaui target anggaran yang telah ditetapkan

• Melakukan kunjungan proyek untuk dapat mengumpulkan informasi terkait analisa kondisi, prospek, & estimasi proyek.
• Menganalisa perhitungan jumlah para pekerja sesuai dengan kebutuhan proyek.
• Merencanakan dan mengukur berapa banyak waktu yang dibutuhkan untuk menyelesaikan setiap proyek.
• Melakukan penilaian risiko untuk memperhitungkan potensi resiko dari rencana proyek.
• Menguasai permasalahan-permasalahan yang sering terjadi pada bangunan rumah
• Memberikan identifikasi masalah yang terjadi pada proyek
• Memberikan solusi dan rekomendasi metode perbaikan bangunan rumah
• Membuat dokumen estimasi kepada klien, terkait jumlah tukang, jenis tukang, lama pekerjaan, alat, dan bahan.

Description of Duties:

FACILITIES MANAGEMENT

• Be the representative of company in managing existing retail space (boutiques) by identify maintenance issues and capital needs that affect boutiques and store security and safety; coordinate responses to identified needs.
• Perform site visit of each property regularly including walking exterior grounds, vacant units and common areas.
• Review and plan long-term maintenance programs for each property including building systems and other components, building envelope, etc. with the property manager, and the asset and facilities team to ensure structural integrity.
• Monitor and track unit turnover and service requests for timeliness and positive property conditions.
• Negotiate service contracts with vendors
• Respond to after-hour emergencies that may require management oversight.

PROPERTY OPERATIONS MONITORING

• Meet with property managers and maintenance regularly to ensure company received supports, while also monitoring that the property is on track fiscally, in compliance with all contract obligations, and that the facility is kept in good repair.
• Be representative of company to raise complaints to building management, solve issues promptly and seek resolution.

FISCAL MANAGEMENT

• Being in charge of the company to monitor rent rates increase, review delinquencies to ensure profitability for company in every retail building spaces and identify appropriate action steps.
• Ensuring company to get best rate of rent in all store and buildings
• Assist accounting dept. with annual audits as needed.

COMMERCIAL SPACES

• Be the eyes of company to view and analyst market spaces and negotiate leases for company commercials spaces.
• Work with building management as needed on lease, company retail expansion, rent rates, or building issues.

• Bachelor's Degree in Civil / Engineering / Architecture

• Minimum of 10 years of experience in Property Management sector with 5 years of experience as Director / General Manager overseeing the operation of a mixed-use

• Ability to communicate effectively both orally and in writing.

• Strong supervisory skills: hiring, coaching, training and evaluating.

• Experience working with ethnically and economically diverse people.
