1. Facility Management

• Ensure office facilities and infrastructure are well-maintained, secure, and operational
• Manage office space planning, including seating arrangements and equipment distribution

2. Vendor and Contract Management

• Develop and manage the General Affairs department’s budget.

Requirements :

1. Minimum Bachelor's degree in Human Resources, Psychology, Business Administration, or a related fields
2. Fluent Professional level Mandarin/Chinese Language is a must.
3. Strong understanding of all HR functions (organizational development, recruitment, administration, payroll), and General Affairs (GA), experienced in being HRGA at least 5 years
4. Experience in handling Recruitment, BPJS, Employment Contract etc.
5. In-depth knowledge of Indonesian labor laws and regulations (UU Cipta Kerja and Tenaga Kerja Manpower Regulation).
6. Experience with HRIS System and Tax PPH 21 Calculation
7. Knowledge of HR Functions (recruitment process, compensation and benefits, and training and development)
8. Able to work on multiple tasks and under pressure.

Job responsibilities : 

1. Develop and implement human resource strategies to support the company's long-term growth and success.

2. Lead recruitment efforts, ensuring the acquisition of top-tier talent 

3. Handle employee relations, performance management, and HR policies.

5. Maintain and implement all human resources policies and procedures, including recruitment and training, salary management, social security benefits (BPJS health insurance and BPJS human insurance system updates), performance evaluation, and employee relations (signing PKWT/PKWTT employment contracts).

6. Provide human resource consultation and support to resolve employee issues and disputes.

Deskripsi Pekerjaan - Building Manager

Tujuan Pekerjaan : 

Bertanggung jawab untuk mengelola dan memastikan operasional sehari-hari dari gedung atau fasilitas yang mereka tangani berjalan dengan efisien, aman, dan sesuai dengan standar yang ditetapkan. Juga memastikan kepatuhan terhadap peraturan dan kebijakan yang berlaku serta memastikan kenyamanan dan keamanan bagi penghuni atau pengguna gedung.

Tanggung Jawab Utama:

1. Mengelola semua aspek operasional sehari-hari gedung, termasuk keamanan, pemeliharaan / perawatan, kebersihan, dan fasilitas.
2. Menyusun dan melaksanakan jadwal rutin untuk perawatan gedung, termasuk sistem HVAC (Pemanas, Ventilasi, dan Pendingin Udara), peralatan listrik, sanitasi, dan perawatan lainnya.
3. Mengawasi dan mengkoordinasikan proyek-proyek perbaikan atau renovasi gedung.
4. Berkoordinasi dengan kontraktor, vendor, atau penyedia jasa lainnya untuk memastikan pekerjaan dilakukan sesuai dengan spesifikasi dan jadwal yang ditetapkan.
5. Mengelola tim staf gedung, termasuk perekrutan, pelatihan, evaluasi kinerja, dan pengembangan staf.
6. Menyusun jadwal kerja dan memastikan kehadiran yang konsisten.
7. Memastikan kepatuhan terhadap semua peraturan, dan kebijakan yang berlaku.
8. Menyelenggarakan inspeksi keselamatan dan memastikan prosedur evakuasi dan darurat diperbarui dan dipraktekkan secara teratur.
9. Menjaga hubungan yang baik dengan penghuni gedung atau pengguna fasilitas.
10. Menangani keluhan atau masalah operasional yang muncul dan mencari solusi yang memuaskan.

Kualifikasi:

• Pengalaman kerja dalam manajemen gedung atau fasilitas serupa di posisi yang sama min 5 tahun.
• Pengetahuan yang kuat tentang sistem teknis dan peraturan terkait manajemen gedung.
• Kemampuan komunikasi yang baik dan keterampilan kepemimpinan yang efektif.
• Kemampuan untuk bekerja secara mandiri serta dalam tim.
