• Membantu mengelola pengendalian Variation Order, memeriksa VO yang diajukan oleh kontraktor serta melakukan negosiasi.
• Menyiapkan dokumentasi tender, mengevaluasi perhitungan Bill of Quantity.
• Meningkatkan ketepatan waktu penyelesaian proses tender dan membuat evaluasi tender. 
• Memeriksa dan mengevaluasi estimasi biaya yang diajukan oleh konsultan dan kontraktor.
• Memantau perkembangan harga material, upah, dan pelaksanaan pekerjaan.
• Membuat laporan progress proyek yang berkaitan dengan biaya proyek.
• Membuat rekomendasi atas progress pekerjaan konsultan dan kontraktor.
• Menyusun laporan secara berkala kepada Head of Quantity Surveying Department.

Tujuan Jabatan :

Membantu mengelola dan memonitor biaya pembangunan proyek untuk mendapatkan biaya yang efektif dan efisien sesuai standar kualitas yang telah ditetapkan, khususnya untuk pekerjaan struktur dan arsitektur.

Kualifikasi Persyaratan :

1. Lulus Pendidikan Strata 1 dari Program Studi Teknik Sipil atau Arsitektur.
2. Memiliki pengalaman kerja minimal 5 tahun di bidang Quantity Surveying terutama untuk pekerjaan struktur dan arsitektur, di perusahaan konsultan atau pengembang properti.
3. Memiliki pengetahuan tentang perancangan dan arsitektur, manajemen konstruksi, dan manajemen proyek beserta prosedur terkait.
4. Mampu merencanakan dan mengatur pekerjaan serta memimpin kelompok kerja.
5. Memiliki ketrampilan bernegosiasi dan berkomunikasi dengan matang.
6. Bekerja dengan disiplin, mandiri, perhatian terhadap detail, dan efektif dalam mencapai target.
7. Bersedia ditugaskan di area Jabodetabek.

Tanggung Jawab Utama :

1. Bertugas melakukan survey, analisa serta pengecekan langsung terhadap kelayakan calon konsumen 
2. Menjalin hubungan baik antara perusahaan dengan konsumen ataupun calon konsumen BFI Finance
3. Menjalakan proses penawaran (repeat order) kepada konsumi BFI

Melakukan survey kelayakan konsumen untuk kontrak mobil sesuai dengan assignment yang diberikan oleh atasan serta memastikan struktur pembiayaan yang akan dipilih oleh konsumen. Memastikan kondisi kelayakan konsumen berdasarkan analisa kredit untuk dibiayai sesuai dengan prosedur dan ketentuan yang berlaku.

• Melakukan Survey terhadap calon nasabah yang mengajukan pinjaman di BFI 
• Menganalisa kelayakan calon nasabah BFI
• Melakukan Follow Up database yang di berikan dari Telesales, dan melakukan Visit terhadap konsumen RO BFI

•  Conduct home/business address survey based on pre‐set instruction from Credit Analyst Supervisor
• Visit applicant’s home address and business address (based on necessity) to verify the customer residence and business location.
• Ensure that no unnecessary information is leaked to 3rd party during visit,
• take photograph, report daily survey result.
• Make recommendation to the Credit Analyst Supervisor, based on the
• information obtained through survey.
• Doing document checking ( KTP, Omzet Estimation, Product Inventory, Kartu Keluarga, Rek Listrik, PBB, Invoice, Etc).
• Visit to Supplier for Risk Assessment
• Make daily reports.

• Melakukan kunjungan proyek untuk dapat mengumpulkan informasi terkait analisa kondisi, prospek, & estimasi proyek.
• Menganalisa perhitungan jumlah para pekerja sesuai dengan kebutuhan proyek.
• Merencanakan dan mengukur berapa banyak waktu yang dibutuhkan untuk menyelesaikan setiap proyek.
• Melakukan penilaian risiko untuk memperhitungkan potensi resiko dari rencana proyek.
• Menguasai permasalahan-permasalahan yang sering terjadi pada bangunan rumah
• Memberikan identifikasi masalah yang terjadi pada proyek
• Memberikan solusi dan rekomendasi metode perbaikan bangunan rumah
• Membuat dokumen estimasi kepada klien, terkait jumlah tukang, jenis tukang, lama pekerjaan, alat, dan bahan.

• Monitor all surveyor tasks to ensure adherence to Standard Operating Procedures (SOP) consistently across all branches.
• Prepare survey reports on surveyor productivity and the capacity of each branch.
• Commit to a target number of visits and adhere to the Service Level Agreement (SLA) processing time.
• Perform load balancing of surveyors based on branch schedules and workload (specifically in the Jabodetabek area).
• Understand and address any issues related to surveyors, proposing action plans or strategies to improve SLA efficiency and productivity.
• Ensure completion of all necessary documents and conduct thorough verification/surveys with high-quality reporting.
• Conduct training sessions for surveyors whenever there are new policies or processes introduced.

• At least a Bachelor's Degree from a reputable university.
• Have a minimum of 2-3 years of experience as a supervisor in surveying, appraisal, or analysis within a financial institution.
• Demonstrate a strong understanding of business surveys and possess knowledge of assessing vehicle conditions, including the body, engine, interior, and exterior.
• Prior experience in credit/lending companies is required, and experience in multifinance would be advantageous.
• Possess effective communication skills and demonstrate leadership abilities.
• Be willing and available to work during weekends and after office hours.

Pre contract – Quantity surveying services

To work with Turner & Townsend QS team in conducting the tendering exercise with potential bidders and provided bid analysis and the recommendation of award to client for appointment consideration.

Scope of work included not limited to budget preparation, preparation of BOQ’s, and cost estimating during the design phase, and tender management for selection of EPC contractors, including preparation of the RFP’s and management of the EOI, PQ and tendering process. Candidate will involve in preparation of BOQs and cost plans for all packages.

Post contract - Site quantity surveying support

Worked together with site QS team, handle and control quantity surveying work, project progress report tracks, oversee the progress and performance of ongoing construction work activities at the yard. 

Review weekly field reports to alert Client areas of concern and support the teams in developing and implementing mitigation efforts to reflect accurate Field Progress (Earned Quantities and Earned Hours) driving the Project Master Schedule Progress.

Verify contractors’ quantity tracker and progress reports.

maintain and update the QS process for accurate Field data collection, performance measurements and progress validation and analysis for all related construction activities.

Verify the submitted progress assessments are in accordance to the project Rules of Credits (RoC) and support the projects Earned Value Analysis.

Review and development, issuance and evaluation of construction contractor’s change orders as required for their project tracks, aligning scope with budgeted hours.

Ensure all QS team activities are compliant with company specification and regulatory requirements.
