Deskripsi Pekerjaan - Building Manager

Tujuan Pekerjaan : 

Bertanggung jawab untuk mengelola dan memastikan operasional sehari-hari dari gedung atau fasilitas yang mereka tangani berjalan dengan efisien, aman, dan sesuai dengan standar yang ditetapkan. Juga memastikan kepatuhan terhadap peraturan dan kebijakan yang berlaku serta memastikan kenyamanan dan keamanan bagi penghuni atau pengguna gedung.

Tanggung Jawab Utama:

1. Mengelola semua aspek operasional sehari-hari gedung, termasuk keamanan, pemeliharaan / perawatan, kebersihan, dan fasilitas.
2. Menyusun dan melaksanakan jadwal rutin untuk perawatan gedung, termasuk sistem HVAC (Pemanas, Ventilasi, dan Pendingin Udara), peralatan listrik, sanitasi, dan perawatan lainnya.
3. Mengawasi dan mengkoordinasikan proyek-proyek perbaikan atau renovasi gedung.
4. Berkoordinasi dengan kontraktor, vendor, atau penyedia jasa lainnya untuk memastikan pekerjaan dilakukan sesuai dengan spesifikasi dan jadwal yang ditetapkan.
5. Mengelola tim staf gedung, termasuk perekrutan, pelatihan, evaluasi kinerja, dan pengembangan staf.
6. Menyusun jadwal kerja dan memastikan kehadiran yang konsisten.
7. Memastikan kepatuhan terhadap semua peraturan, dan kebijakan yang berlaku.
8. Menyelenggarakan inspeksi keselamatan dan memastikan prosedur evakuasi dan darurat diperbarui dan dipraktekkan secara teratur.

Kualifikasi:

• Pengalaman kerja dalam manajemen gedung atau fasilitas serupa di posisi yang sama min 5 tahun.
• Pengetahuan yang kuat tentang sistem teknis dan peraturan terkait manajemen gedung.
• Kemampuan komunikasi yang baik dan keterampilan kepemimpinan yang efektif.
• Kemampuan untuk bekerja secara mandiri serta dalam tim.

Pendidikan:

S1 Teknik Sipil atau Teknik Elektro

• Responsible for conducting credit evaluations on companies to ensure loan feasibility and repayment capability.
• Work in credit risk management teams to identify and evaluate credit risks, and provide recommendations on loan approvals or rejections.
• Play a key role in supporting the growth of productive credit portfolios and ensuring the quality of credit assets is maintained.

Main Responsibilities:

• Credit Analysis: Conduct comprehensive credit analysis on companies to assess creditworthiness, including analyzing financial statements, cash flows, financial ratios, and business risks. Generally, Credit Analysts should understand the assessment of the 5 Cs (character, capacity, capital, collateral, and condition).
• Risk Assessment: Evaluate credit risks associated with each company, including industry risk, market risk, and operational risk, to understand potential credit losses.
• Portfolio Monitoring: Regularly monitor the company's credit portfolio to identify potential credit risks and take necessary actions to mitigate risks.
• Credit Commitments: Analyze and determine the appropriate amount and terms of loans for each company based on credit analysis results.
• Report Preparation: Prepare credit analysis reports and credit recommendations for senior management and credit committees, including routine reports to regulators.
• Team Collaboration: Collaborate with sales teams, risk management, and other departments to ensure efficient and timely credit decision-making processes.
• Compliance and Regulation: Ensure that all credit analysis processes comply with company regulations and policies as well as applicable banking and financial compliance standards.
• Market Development: Identify new opportunities for business growth and portfolio development in relevant Company business sectors.
• Information Updates: Keep abreast of relevant industry developments and market trends to ensure continuous updates and improvements in credit analysis processes.
• Customer Relations: Build and maintain good relationships with companies to strengthen long-term business relationships.

Financial Planning and Analyst will own the financial planning, budgeting and forecasting process at a company to inform major decisions made by the executive team and board of directors. The candidate will collect, prepare and analyze financial data from across the organization to create reports that provide data-driven answers to business questions.

An FP&A professional should be a business partner for the entire organization, working closely with various business units, and a strategic advisor to the CFO function. These professionals help leaders of the finance department maintain and mitigate additional costs by identifying opportunities for efficiency, savings and investment.

The ideal candidate possesses leadership capabilities, solid operational and have adequate cost-accounting background and works proactively to drive results. This person is a self-starter, flexible, has a high level of integrity and is action and goal-oriented in a fast-paced, team-oriented, collaborative environment.

Responsibilities:

• Perform budgeting and rolling forecasting the company’s future financial performance that aligns with the company’s strategic plan that sets high-level targets (revenue, net income, core strategic initiatives, etc.). The rolling forecast including forecast of the company’s performance and its direct result to the financial statements (i.e. Profit and Loss, Balance Sheet, and Statement of Cash Flow) 
• Creating custom financial models to support the budget and forecast that account for trends within the business and in the broader industry and economy that may affect revenue and profit
• Perform various financial stress tests / scenarios (e.g. for new line of business or to seek efficiency within the existing business process) to provide timely, accurate and actionable recommendations to senior management.
• Responsible for putting together board reports and management reports such as variance analysis reports, which track budget vs. actual spend by department, including collecting data from different departments, verifying and consolidating that information. 
• Proactively maintain and monitor key financial indicators—like debt-to-equity ratio and current ratio.
• Perform analysis to the financial statements to understand which product lines or services have the highest profit margin or contribute the most to net profit. This task includes breaking down the cost and revenue or profit generated by each department within the company. 
• Perform assessment for the return of the business’s investments with its working capital and finding new investment opportunities
• Provide Ad-hoc reports related to the company or business unit performance to internal and external parties as needed.

• Proficient in Microsoft Excel and math

• Strong business partnering skills. Business partnering skills include the ability to work well with others and understand their business priorities and goals, build a deep knowledge of the company and its processes, and turn droves of information into easily understood reports. 
• At least 5 years of experience, with a minimum of 1 year management experience
• A Bachelor’s / Master's degree in Accounting or Finance
• Have a background in accounting or advisory firm
• Knowledge in cost accounting
• Have experience in financial industry
• Strong problem solving skills and willingness to perform direct work to get the job done
